The word denotes the management arrangement rather than a property type itself and contrasts with self-managed administration where residents or the board handle tasks directly. In practice, isännöinti covers the day-to-day governance of the property, its finances, and compliance with relevant regulations.

The central duties of isännöinti include taloushallinto such as budgeting, accounting, and financial reporting to the housing company board; tekninen kunnossapito, which involves maintenance planning, inspections, and supervision of contractors; ja sopimushallinta, meaning procurement and management of service contracts (maintenance, insurance, janitorial, etc.). Isännöitsijä also handles viestintä ja hallituksen avustaminen, i.e., communication with residents and preparation of meetings and decisions, as well as lainsäädännön noudattaminen, ensuring compliance with applicable laws and regulations, particularly the Asunto-osakeyhtiölaki.

The isännöitä manage properties under contract with the housing company’s hallitus, which sets strategic direction while the isännöitsijä executes daily operations. Professionalism, transparency, and cost control are common expectations, and responsibilities are defined in the contract, within the framework of Finnish corporate and housing law. Many isännöintitoimistot belong to professional associations such as Isännöitsijöiden Liitto, which sets guidelines for ethical practices and professional competence.
