gestoffeerd

Gestoffeerd is a term used in the Dutch-speaking housing market to describe a dwelling that is furnished with fixed soft furnishings rather than a full set of movable furniture. In practice, a gestoffeerd property includes upholstered elements and other textiles that are attached to the property, such as built-in seating, curtains or blinds, and often fixed floor coverings. It does not usually include large movable furniture such as beds, tables, or wardrobes, which are typically provided only in a gemeubileerd (fully furnished) rental. The exact items deemed gestoffeerd can vary between listings and lease agreements, so tenants should consult the contract to see which furnishings are included and which they must supply themselves. The term is common in the Netherlands and, to a lesser extent, in Belgian Dutch (Flanders), but interpretations can differ by region and landlord. In practice, gestoffeerd offers a middle ground: the property comes with built-in soft furnishings, providing a certain level of comfort and style while leaving the tenant responsible for furnishing the remainder of the interior. The concept is mainly used for rental properties and is one of several categories to describe the level of furnishing.
