fællesarealet

Fællesarealet is a Danish term referring to the parts of a building that are owned collectively and intended for shared use by all residents. In multi-occupancy housing such as andelsboligforeninger and ejerforeninger, fællesarealet is distinct from the private boligarealer. It encompasses spaces not allocated to a single dwelling: stairwells and corridors, entrances and lobbies, lifts, technical rooms, shared laundry and storage facilities, bike rooms, courtyards, gardens, parking areas, and roof terraces or basements used by residents.

The management of the fællesarealet is typically handled by the housing association or the co-owners. Costs for maintenance and improvements are covered by fællesudgifter paid by members according to the association's by-laws, usually based on ownership shares or apartment size.

Use of fællesarealet is governed by the association's rules and Danish law. Common areas may not be altered or encroached upon without approval from the general meeting; renovations or changes affecting the shared property must be funded from common funds or increased fællesudgifter.
