Bérbeadás is the contractual arrangement by which the owner of an asset allows another party to use it in exchange for rent for a defined period. The owner is the bérbeadó (lessor) and the user is the bérlő (lessee). The asset can be real estate, equipment, vehicles, or other movable property. The central instrument is typically a bérbeadási szerződés that specifies the subject matter, duration, rent, payment schedule, maintenance duties, and termination terms. The lessee obtains the right of use but does not acquire ownership; the lessor retains ownership and is generally responsible for title and, in the case of real estate, ensuring the asset is fit for use.

In Hungary, bérbeadás is primarily governed by the Civil Code (Polgári Törvénykönyv). Residential leases may be subject to additional tenant protections, including notice requirements and eviction rules, while commercial leases are governed by the terms agreed in the contract. Common obligations include the lessee’s duty to maintain the asset in good condition, to pay rent on time, and to return it in the agreed state, with the lessor ensuring usable condition and addressing latent defects. Subleasing usually requires the lessor’s consent unless the contract provides otherwise.

Bérbeadás covers both long-term and short-term arrangements and can involve immovable property as well as movable assets such as machinery, equipment, and vehicles. A security deposit (kaució) is common to cover potential damages or unpaid rent, and taxation follows the applicable Hungarian rules for rental income and VAT where relevant.
