Osanikud

Osanikud is an Estonian term used to describe individuals who hold an ownership share in a property or a business. In everyday legal language, osanikud can refer to co-owners of real estate or to shareholders in a company, depending on the context. The common idea across uses is that each osanik owns a defined portion of the asset and has related rights and duties.

In real property contexts, osanikud hold undivided shares in the whole property rather than exclusive parts. Each osanik has the right to use and benefit from the property in proportion to their share, and major management or disposition decisions are typically subject to agreement among the osanikud. When changes are proposed, such as selling a share or partitioning the property, rules and procedures are usually set out in a co-ownership agreement and relevant law.
