Nehnutostí

Nehnutostí is a term used in Slovak-language civil law to denote immovable property, commonly translated as real estate or immovable property. It refers to assets that by their nature cannot be moved without altering or destroying them, such as land and permanent structures on it. The form nehnuteľnosť and its inflected forms (including nehnuteľností) appear in legal and administrative contexts.

The scope of nehnuteľností typically includes land plots, buildings and other structures permanently attached to the land, and sometimes certain rights that are inseparable from the property, such as easements or access rights. It excludes movable assets like vehicles, furniture, and other items that can be transported without damage to their nature. Real estate often encompasses both the ground itself and the improvements on it, including housing, commercial facilities, farms, and similar holdings.

In legal practice, rights to nehnuteľnosti are governed by property law. Ownership and other real rights in immovable property are usually registered in a land registry, and transfers are effected by written contracts and formal deeds, often requiring notarial or governmental involvement. Real estate is typically subject to valuation for property tax, and mortgages or liens may attach to nehnuteľnosti as security for debts. The management, sale, inheritance, and leasing of immovable property follow specific statutory rules that differ from those governing movable property.

Regionally, the term is central to Slovak civil law and correspondingly used in neighboring jurisdictions with similar concepts (for example, the Czech term nemovitost). It serves as the fundamental category in property ownership, taxation, and urban planning discussions.
