Korrastatuse

Korrastatuse is the Estonian term used to describe the current state of repair or condition of a building, infrastructure, or other physical asset. It encompasses how well the object functions, how much maintenance it requires, and what repairs or renovations are needed to ensure safety, usability, and compliance with standards. The term is commonly used in property management, real estate, construction, and public administration.

In practice, korrastatuse is assessed through a korrastatuse hinnang (assessment of the state of repair). Assessments evaluate structural integrity, safety, condition of key elements (such as roofs, facades, foundations, utilities, and interior finishes), energy efficiency, accessibility, and compliance with applicable regulations. The evaluation may follow scales or descriptive categories that vary by organization, for example good, fair, poor, or numerical ratings.

The korrastatuse assessment informs decision making across several areas. It guides maintenance planning and capital expenditure, helps prioritize repairs, and influences insurance and financing decisions. It is also used in property transactions and tenancy arrangements to define repair responsibilities and service charges. In public sector contexts, local authorities may publish korrastatuse statuses for buildings and housing stock as part of asset management and urban planning.
