Isännöintioikeutta

Isännöintioikeutta refers to the right of management within a housing company (asunto-osakeyhtiö) in Finland. It is a fundamental concept related to the administration and operation of such properties.

The right of management is typically vested in the housing company itself and is exercised by its appointed board of directors (hallitus). The board is responsible for overseeing the company's finances, maintenance, and general administration. In practice, this management is often outsourced to a professional property manager, known as an isännöitsijä. The isännöitsijä acts on behalf of the board and the housing company, carrying out the day-to-day tasks of management.

The tasks associated with isännöintioikeutta can include collecting monthly maintenance fees, arranging repairs and maintenance, managing contracts with service providers, preparing budgets, and organizing general meetings of shareholders. The extent of the isännöitsijä's authority is defined by the housing company's articles of association and the decisions made by the shareholders' meetings.

Isännöintioikeutta is crucial for the smooth functioning of housing companies, ensuring that the property is well-maintained and that the financial interests of the shareholders are protected.
