Flurstücks

Flurstücke are the smallest cadastral units used in the land register systems of many German-speaking countries. Each Flurstück corresponds to a fixed piece of land with defined boundaries, which may be a field, a lot, or part of a building site. They are organized within larger cadastral units called Gemarkungen and Fluren; each parcel is identified by a unique combination of Gemarkung, Flur, and Flurstück numbers, and by its recorded area (Fläche). The boundaries are described in the cadastral map (Katasterkarte or Liegenschaftskarte) and validated by surveying data.

Flurstücke are legal and administrative units used to establish property ownership and rights. The ownership, liens, easements, and dimensions of a Flurstück are reflected in the land register (Grundbuch in Germany) or equivalent registries in other countries. The cadastral data, including the Flurstücks identifiers and areas, are often stored digitally in systems such as ALKIS (Amtliches Liegenschaftskataster-Informationssystem) in Germany and are used for taxation, urban planning, and real estate transactions.

In practice, Flurstücke are frequently cited in deeds, offers, and tax assessments. They can be subdivided or merged over time via official processes, altering the Flurstücks numbers and area while preserving legal continuity. The concept and terminology are common in German-speaking jurisdictions, with minor local variations in naming and administrative organization; in Austria and Switzerland, similar frameworks exist under the terms used locally.
