Entreprenadform

Entreprenadform is the form or structure of a construction contract that defines how design, procurement, execution, and liability are distributed between the client (beställare) and the contractor (entreprenör). The choice of entreprenadform shapes risk allocation, coordination needs, and how changes and payments are handled. In Sweden, common forms include totalentreprenad, generalentreprenad, and delad entreprenad.

Totalentreprenad, or turnkey, means the contractor is responsible for both the design and the construction work based on the client’s requirements. The client typically specifies performance criteria, and the contractor delivers a finished facility at an agreed price and timetable. The contractor bears a large share of design and execution risk and is usually the single party responsible for delivering the project.

Generalentreprenad places the responsibility for construction with the contractor, while the client retains responsibility for the design or employs a separate designer. The contractor coordinates and manages subcontractors to complete the construction in accordance with the client’s drawings and specifications. This form transfers construction risk to the contractor while keeping design risk with the client or designer.

Delad entreprenad splits the project into separate contracts, often separating design and construction or dividing by trades. The design and execution parties operate under different agreements, requiring more coordination and clearer interfaces. Risk is distributed between parties, and the client often takes a more active role in design decisions and integration.

Other variations and hybrids exist, and many Swedish contracts use standard provisions, such as Allmänna bestämmelser (AB), to regulate rights and obligations within the chosen form. The selected entreprenadform affects liability, changes, payments, and contract administration.
