Delentreprenad

Delentreprenad is a form of contract used in construction where a project is divided into separate parts that are carried out under independent contracts for each portion, coordinated by a primary contractor. The client enters into a contract with this main contractor, who then engages and supervises the specialized subcontractors responsible for the various parts of the work.

In a delentreprenad arrangement, the main contractor is responsible for overall project coordination, procurement, scheduling, and interface management between the different trades. The actual construction work is performed by the subcontractors within their defined scopes. The extent of design responsibility can vary: sometimes the client retains design obligations or the design is split among the main contractor and subcontractors, depending on the contractual setup.

Delentreprenad is typically contrasted with other procurement forms. It differs from totalentreprenad (turnkey), where one contractor holds primary responsibility for both design and execution and delivers a finished project under a single contract. It also differs from pure utförandeentreprenad setups, where the client signs multiple contracts with subcontractors directly and the primary contractor’s role is primarily coordination, rather than contract management on all fronts.

Advantages of delentreprenad include greater flexibility and competition among specialized subcontractors, potential cost savings, and the client’s ability to influence select components. Disadvantages can include increased coordination demands, potential interface problems between trades, higher management overhead, and exposure to schedule risk if the main contractor fails to synchronize the subcontractors effectively.

The form is commonly used for projects with clear, well-defined sub-systems (electrical, plumbing, HVAC, structural work) where specialized expertise and market competition among subcontractors are advantageous.
