Bauträger

A Bauträger, often translated as a property developer or builder-developer in English, is a business entity that acquires land, plans and designs a construction project, obtains the necessary permits, and then constructs buildings on that land. Unlike a general contractor who is hired to build a project designed by others, a Bauträger takes on the full financial risk and responsibility for the entire development process, from initial concept to final sale or lease of the completed properties.

The core function of a Bauträger involves managing all aspects of the development lifecycle. This includes site selection and acquisition, securing financing, engaging architects and engineers for design, navigating zoning regulations and obtaining building permits, overseeing the construction process, marketing the completed units, and ultimately selling or renting them out.
