Yhteisomistajuus, or co-ownership, is a legal concept in Finnish law where two or more individuals possess rights to the same property simultaneously. This can apply to various types of assets, including real estate, vehicles, or other valuable possessions. The ownership is not divided into distinct physical portions but rather shared as a collective right.

The establishment of yhteisomistajuus can occur through several means. It is often created when a property is inherited by multiple heirs, who then become co-owners. It can also arise from a purchase agreement where two or more people buy an asset together, or through marriage where assets acquired during the marriage may become jointly owned.

The rights and responsibilities of co-owners are typically determined by a co-ownership agreement, if one exists. In the absence of a specific agreement, Finnish law provides default rules. Generally, all co-owners have an equal right to use and benefit from the jointly owned property, but decisions regarding the property's management, sale, or significant alterations require the consent of all co-owners. If consensus cannot be reached, a co-owner can petition a court to divide the property or order its sale. The extent of each co-owner's share is usually proportional to their contribution to the acquisition or inheritance of the property.
