A vastgoedindex is a statistical measure that tracks changes in the value or income-generating capacity of real estate assets over time. It is used to monitor the performance of the real estate market and to enable comparisons across regions, sectors, and periods. The term can refer to price indices that reflect changes in property values as well as rental or income indices that track shifts in rents or property income. Indices are often published at national, regional, or city levels and can cover residential, commercial, or industrial properties, or specific segments within those categories.

Indices are typically constructed using methods such as repeat-sales, hedonic pricing, or value-weighted aggregations of transaction data, appraisals, or rents. Data sources include property transaction records, rental agreements, professional valuations, and official registries. Calculations may be released monthly or quarterly and may adjust for quality differences in properties or changes in the mix of properties in the sample.

Vastgoedindices serve several purposes: they help investors and lenders assess market cycles and risk; they provide benchmarks for real estate portfolios and funds; they inform policymakers about housing affordability, inflation, and sectoral trends; and they can be used to index leases or financial products.

Limitations include data availability, sample representativeness, publication lag, heterogeneity of properties, and methodological differences across indices. Despite these caveats, vastgoedindices are a common tool in real estate analytics and macroeconomic monitoring.
