turvausta

Turvausta is a Finnish term used to describe security or collateral provided to guarantee the fulfillment of an obligation. The word is formed from the verb turvata, meaning to secure or protect, and the noun form turvausta is commonly found in legal, banking, and commercial contexts. It denotes arrangements that give a creditor a remedy if the debtor does not perform as agreed.

Common forms of turvausta include pantti (collateral) such as movable property or real estate pledged to a creditor, kiinnitys or hypoteekki (mortgage) on real estate, and takaussitoumus (guarantee) from a third party. Turvaus can also take the form of vakuus (security), such as cash deposits or other assets held to cover potential losses. In procurement and construction, performance bonds and similar guarantees may also be described as turvausta.

The primary function of turvausta is to reduce the creditor’s risk by providing a concrete remedy in case of default. If the obligor fails to meet the obligation, the creditor may claim the value of the turvausta, seize collateral, or call on a guarantee. The presence of turvausta can influence terms of credit, including interest rates and credit limits, and the release of turvausta generally occurs when the underlying obligation is fulfilled or the security is otherwise discharged.
