Taloyhtiöyksikkö is a Finnish term that translates to "housing company unit" or "apartment company unit." It refers to an individual apartment or a commercial space owned by a housing company (taloyhtiö). A housing company is a legal entity that owns the apartment building and the land it is situated on. When an individual purchases a property in a housing company, they are not buying the physical building itself, but rather a share in the housing company that corresponds to their specific unit.

This ownership structure means that the owner of a taloyhtiöyksikkö has the right to use and occupy their designated apartment or space, as well as access to common areas such as stairwells, laundry rooms, and outdoor spaces. Residents are also obligated to pay monthly maintenance fees (vastike) to the housing company, which cover the costs of building maintenance, repairs, utilities, and loan repayments for the company. Decisions regarding the management and upkeep of the building are made collectively by the shareholders of the housing company at general meetings.
