A taloyhtiömuoto refers to a housing company structure commonly found in Finland. It is a legal entity that owns the apartment building or property. Individuals who purchase apartments within a taloyhtiömuoto actually buy shares in the housing company, which grants them the right to use a specific apartment. This form of ownership is distinct from direct ownership of real estate.

The housing company is responsible for the maintenance, repair, and management of the entire property, including common areas like stairwells, saunas, and outdoor spaces. Residents, as shareholders, pay monthly housing company fees (vastike) to cover these operational costs, as well as any loan repayments the company may have. Decisions regarding the property's upkeep, renovations, and financial matters are made collectively by the shareholders at general meetings. A supervisory board and a management company often handle the day-to-day administration. This collective ownership and responsibility model is a cornerstone of Finnish housing culture.
