Energiatehokkuustodistus is the Finnish term for an energy performance certificate of a building. It describes the building’s expected energy performance and provides an energy efficiency rating, typically on a scale from A to G, along with an estimate of annual energy use in kilowatt-hours per square meter (kWh/m2/year). The certificate is issued by a licensed energy assessor (energiatehokkuustodistuksen laatija) who has the required qualifications and authorization.

The document lists the building’s main energy systems and the energy used for heating, cooling, ventilation, lighting, and hot water, as well as factors affecting energy consumption such as insulation, airtightness, and building orientation. It includes recommended improvement measures and approximate costs and savings, helping owners and potential buyers or tenants assess energy-related costs and payback.

In Finland, energiatehokkuustodistus is required for most buildings when they are sold or leased, in accordance with EU directive 2010/31/EU on the Energy Performance of Buildings. The certificate is valid for ten years, after which a new assessment is needed if the building’s energy performance has not changed substantially.

The process begins with an on-site survey and data collection, followed by energy modeling using standard calculation methods. The resulting certificate is a public document that may accompany real estate listings and can support energy efficiency planning and compliance with building regulations.
