Demisinggranting is a legal term referring to the act by which a landlord conveys an interest in real property to a tenant, typically through a lease. The term blends the concepts of demise (to lease or transfer a possessory interest in land) with grant (to confer rights). In conveyancing practice, a demising grant is the instrument that creates a leasehold estate by transferring possession for a specified term in exchange for rent.

In practice, the instrument is a lease or lease agreement that identifies the demised premises, the term of the lease, the rent, and the accompanying conditions. It establishes the landlord–tenant relationship and sets out covenants and obligations, such as quiet enjoyment, repair responsibilities, insurance, access, and permitted uses. The document may also address assignment and subletting, remedies for breach, rent reviews, improvements, and options to renew or purchase.

Legal characteristics typically include a requirement that the grant of a lease be in writing under the statute of frauds in many jurisdictions. Depending on the jurisdiction, recording or registration may be necessary for certain leaseholds or for the purposes of priority against other claims. The language of a demising grant often delineates the boundaries of the grant, any reservations or encumbrances (for example, easements or rights of way), and any exceptions that affect the leased estate.

Variations occur across commercial, retail, and industrial leases, as well as in different legal systems. Nonetheless, the core concept remains the same: a demising grant is the formal conveyance of a leasehold interest from landlord to tenant, defining the rights to occupy and use the property for a defined period in exchange for rent.
