asemakaavankuva

Asemakaavankuva is the map that accompanies a Finnish detailed urban plan (asemakaava) and shows how land within the plan area may be used and developed. It provides a spatial representation of zoning, building rights, and the overall layout of land uses, roads, public spaces, and infrastructure.

The content of the asemakaavankuva typically includes property boundaries and parcel numbers, areas designated for residential, commercial, industrial, or recreational use, building lines, allotted building densities, and setback requirements. It also marks public streets, green spaces, waterways, and protected or special use areas, as well as rights of way, utility corridors, and other constraints that affect development. The map uses a legend with colors and symbols to convey different zoning categories and specific restrictions.

Legally, the asemakaavankuva is part of the plan documents and has binding significance for planning decisions and building permits within the plan area. Regulations described in the accompanying text (selostus) refer to the map, and permit decisions must conform to the designations shown on it. Any changes to land use or development conditions typically require an amendment to both the plan and its map.

Production and access: the map is prepared by the municipal planning authority and is published as part of the kaavakartta, available through the municipality’s planning portal or plan registry. It is used by residents, property owners, developers, and authorities to understand permissible uses, density, building lines, and spatial relationships.
