Vuokrausaika

Vuokrausaika refers to the duration of a rental agreement. In Finland, this term is commonly used in relation to residential and commercial property rentals, as well as the rental of movable goods like vehicles or equipment. The length of the vuokrausaika is a crucial component of the rental contract, defining the period for which the tenant has the right to use the rented property or item in exchange for rent.

Rental agreements can be either for a fixed term or indefinite. A fixed-term vuokrausaika is set for a specific period, for example, one year. At the end of this period, the lease typically terminates automatically unless otherwise agreed upon. An indefinite vuokrausaika, on the other hand, does not have a predetermined end date and continues until either the landlord or the tenant terminates the agreement according to the terms specified in the contract and by law.

The vuokrausaika significantly influences the rights and obligations of both parties. For instance, notice periods for termination often depend on the length of the rental period. For residential leases, legislation sets specific minimum durations for notice periods, which are often longer for longer rental periods.
