Társasházrend

Társasházrend, often translated as House Rules or Building Regulations, is a set of internal rules governing the co-ownership and management of a residential building, known as a társasház in Hungary. These regulations are established by the owners of the individual apartments (condominiums) within the building to ensure smooth coexistence, maintain property value, and define responsibilities.

The társasházrend typically addresses a wide range of aspects related to shared living. Common provisions include rules on noise levels and quiet hours, the use of common areas such as stairwells, courtyards, and gardens, and regulations concerning pets. It also often outlines procedures for waste disposal, parking arrangements, and the maintenance of shared facilities like elevators or laundry rooms.

Furthermore, the társasházrend details the rights and obligations of the apartment owners in relation to the common parts of the building and their individual apartments. It usually specifies how decisions are made within the condominium community, often through general assemblies of owners, and outlines the process for electing a building manager (közös képviselő) or management company. The financial contributions of each owner towards common expenses, such as repairs and maintenance, are also typically defined within these rules.

The társasházrend is legally binding for all owners and residents of the building. It is usually created at the time the condominium is established and can be amended by a resolution passed by the owners during a general assembly, subject to specific legal requirements. Its primary purpose is to prevent disputes and ensure that the shared living environment is pleasant and well-maintained for everyone.
