Pricemetoden

Pricemetoden, or the price method, is a valuation approach used across fields to estimate the value of an asset by examining prices paid for similar items in active markets. It relies on the premise that recent transactions of comparable assets reflect current market preferences and conditions, and it translates those prices into an indicative value for the item being assessed.

The method typically involves several steps. First, the evaluator defines the object of value and the market segment for comparables. Second, relevant transactions or price data for similar items are collected, prioritizing recent and well-documented sales. Third, adjustments are made to account for differences in characteristics such as size, condition, age, location, and time, so that the comparables better resemble the target asset. Fourth, a price indication is derived from the adjusted data, often using averages, medians, or weighted measures to reflect the market consensus. Finally, the estimate is presented with an assessment of uncertainty and the data quality behind the adjustments.

Pricemetoden is widely used in real estate, business valuation, and the appraisal of art and collectibles, where market prices provide a transparent, market-based basis for value. Its strengths include reliance on observable data and intuitive appeal. Limitations include the availability and reliability of comparable data, the subjective nature of adjustments, and reduced applicability for unique or illiquid assets where adequate comparables are scarce. The method is frequently combined with other approaches, such as the cost or income methods, to triangulate a more robust value.
