Osakeasuntoa

Osakeasuntoa refers to a type of housing ownership common in Finland. It translates to "share apartment" and signifies a system where a person owns shares in a housing company, which in turn owns the apartment building and the land it stands on. This ownership grants the shareholder the right to occupy a specific apartment.

Unlike outright ownership of a detached house or a freehold property, osakeasunto ownership does not mean owning the physical apartment itself. Instead, the shareholder possesses a portion of the housing company's assets and liabilities. The responsibilities for the building's maintenance, repairs, and upkeep are managed by the housing company.

Monthly charges, known as vastike, are paid by shareholders to cover these operational costs, including maintenance, loan repayments for the building, and property taxes. The size of the vastike is typically determined by the shareholder's proportion of ownership, often linked to the apartment's size or number of rooms.

Buying an osakeasunto involves purchasing the shares associated with a particular apartment. This process is facilitated by real estate agents and involves a sales agreement and transfer of ownership for the shares. The housing company's bylaws, known as yhtiöjärjestys, dictate many aspects of living in the building, including rules on renovations, pets, and other common matters. This model is a prevalent form of homeownership in Finland, particularly in urban areas.
