Omistusliitteen

Omistusliitteen is a Finnish term used to denote an attachment or annex that specifies ownership information attached to a larger document, such as a real estate deed, a sale agreement, a mortgage instrument, or a company share agreement. It is not a standalone legal concept, but a practical label for the part of a document that records who owns what and under which terms.

A typical omistusliite lists the owners, their respective ownership shares or percentages, and any related rights and restrictions connected to the ownership. It may spell out voting rights, transfer limits, or obligations tied to ownership, as well as any encumbrances, such as mortgages, pledges, or usufruct rights held by others. In co-ownership arrangements, an omistusliite helps document the division of ownership and the corresponding privileges and duties. In the context of housing or real estate transactions, it can accompany the main deed or contract and clarify ownership relations that accompany the asset.

In practice, an omistusliite is prepared as part of the contractual process and, when relevant, registered with the appropriate authority or included in the land register maintained by the Finnish authorities. The exact effect of the omistusliite depends on the underlying contract and applicable Finnish property and contract law. The term derives from omistus (ownership) and liite (attachment or appendix).
