Nykyarvoa

Nykyarvoa, or present value, is a concept in finance and economics that represents the value today of a future stream of cash flows after discounting them to reflect the time value of money and risk. Money available now can be invested, so a cash amount received in the future is worth less in today’s terms. The present value thus serves as a common measure for comparing financial alternatives.

Calculation is based on discounting each future cash flow to its value today. For a finite series of cash flows CF_t received in year t (t = 1 to n), the present value is PV = sum_{t=1}^n CF_t / (1 + r)^t, where r is the discount rate that reflects time preference, risk, and opportunity cost. For a perpetuity, PV = CF / r. If payments occur at irregular intervals or with varying timing, the same principle applies using the appropriate time factors.

Present value is a fundamental component of net present value (NPV) analysis, capital budgeting, asset valuation, loan pricing, and many investment decisions. It contrasts with future value, which expresses how large a present amount will grow to under compounding. The choice of discount rate greatly influences PV estimates: higher rates reduce present value, while lower rates increase it. Real present value calculations adjust for inflation by using a real discount rate rather than a nominal one.

In Finnish contexts, nykyarvoa is the standard term for this concept and appears in education, financial analysis, and practice as the basis for comparing investment opportunities and pricing future cash flows. Example: a payment of 100 units received in three years at a 5% discount rate has PV ≈ 100 / 1.05^3 ≈ 86.38 units.
