Codomínios

Codomínios, also known as codominiums, are a type of property ownership where two or more owners share the use and enjoyment of a single physical structure. This form of ownership is common in apartment buildings, condominiums, and townhouses. Each owner in a codomínio has a separate title to their individual unit, while the common areas, such as hallways, lobbies, and gardens, are owned collectively by all unit owners.

The management of a codomínio is typically handled by a board of directors, which is elected by the unit owners. This board is responsible for maintaining the common areas, managing the budget, and enforcing the rules and regulations set out in the condominium's declaration of condominium (DOC). The DOC outlines the rights and responsibilities of each unit owner, as well as the rules for the use and maintenance of the common areas.

Codomínios offer a sense of community and shared responsibility among unit owners. However, they also come with certain limitations and restrictions, such as the need to adhere to the rules set out in the DOC and the potential for disputes among unit owners. Despite these challenges, codomínios remain a popular form of property ownership, particularly in urban areas where land is scarce and space is at a premium.
