Arrendatário

Arrendatário is the person who rents a property or asset under a contract of arrendamento from an arrendador (landlord). The term is used in Portuguese-speaking countries to identify the lessee in a lease arrangement. Arrendamento can refer to urban or rural leases, although the exact terminology and conditions may vary by country.

Rights and obligations: The arrendatário has the right to use and enjoy the rented object within the limits of the contract and legal protections against eviction. He or she must pay rent on time, comply with the contract terms, and perform routine maintenance and minor repairs. The arrendatário is typically required to keep the property in reasonable condition and return it at the end of the lease, subject to normal wear and tear. Subleasing or transferring the lease usually requires the arrendador's consent, unless the contract provides otherwise.

Contract terms: Leases specify duration, rent amount, payment schedule, and any deposits or guarantees (such as a security deposit or a guarantee). They may include clauses on responsibilities for utilities, property taxes, and permissible alterations. Termination can occur at the end of the term, by mutual agreement, or for breach of contract; eviction procedures and notice periods depend on jurisdiction.

Usage across jurisdictions: In Portugal, Brazil, and other Lusophone contexts, the exact label and rights may differ. In rural arrangements, the term arrendatário is particularly common, while urban leases may also use locatário or arrendatário depending on local terminology.
