The rights and obligations of co-owners are typically outlined in a co-ownership agreement, or if no such agreement exists, they are governed by Finnish law, specifically the Act on Co-ownership (Laki yhteisestä kiinteistönhallinnosta). This law addresses issues such as the use of the property, the management of common expenses, and the sale or division of the property.

Key aspects of yhteisomistus include the right to use the property according to one's share, though the extent of this use can be regulated by agreement. Expenses related to the maintenance and upkeep of the property are generally shared proportionally to each owner's share. Decisions regarding the property usually require the consent of all co-owners or a majority, depending on the nature of the decision.

If co-owners cannot agree on the management or use of the property, any co-owner can petition a court to appoint a property manager or to divide the property. Division can be physical if feasible, or through a sale where the proceeds are distributed among the co-owners.
