The primary purpose of a taloyhtiö is to manage and maintain the shared property.

When an apartment is purchased in Finland, the buyer becomes a shareholder in the taloyhtiö. This ownership confers both rights and responsibilities. Shareholders collectively own the land and the common areas of the property, such as stairwells, laundry rooms, saunas, and outdoor spaces. They also share in the responsibility for the upkeep and repair of the building's structure and systems, including the roof, plumbing, and electrical systems.

The taloyhtiö is governed by a board of directors, typically elected by the shareholders at an annual general meeting. This board is responsible for the day-to-day management of the company, including finances, maintenance, and implementing decisions made by the shareholders. Shareholders pay monthly housing company fees (vastike) to cover the operating costs, maintenance, and any loan repayments associated with the property. These fees can vary depending on the size of the apartment and the services provided. Decisions regarding significant renovations, major repairs, or changes to the property's rules are made by the shareholders at general meetings, where each shareholder's voting rights are usually proportional to their ownership share.
