Common types of käyttöoikeudet include vuokraoikeus (right of lease), where a tenant gains the right to use a property for a specified period in exchange for rent. Lainhuuto (registration of title) also involves rights of use, establishing who has the legal authority to manage and benefit from a piece of land. Helapanoikeus (right of habitation) grants an individual the right to live in a property, often for life, without owning it.

The scope and limitations of a käyttöoikeus are typically defined by the agreement creating it or by relevant legislation. These rights can be temporary or perpetual, exclusive or non-exclusive, and may come with specific conditions or obligations. For instance, a lease agreement might specify permitted uses of the property and responsibilities for maintenance. The transfer or termination of käyttöoikeudet also follows specific legal procedures. Understanding these rights is crucial in real estate transactions, inheritance matters, and various contractual arrangements in Finland.
