Korteriomandiosa is a term in Estonian property law describing a fractional ownership interest in a dwelling unit (korteriomand). A korteriomandiosa holder has exclusive use of a defined apartment and an undivided, proportional share of the building’s common parts. The arrangement allows several people to own shares in a single dwelling while each holds a separate unit.

Legal framework and registration: Rights arising from korteriomandiosa are governed by Estonian real property law. The ownership and share in common property are entered in the land register. A housing association (korteriühistu) typically administers common property and collects contributions, with voting power and costs allocated according to the shareholder agreements.
