The primary purpose of a kiinteistötoimitus is to establish, modify, or transfer rights and obligations concerning land and real estate.

Key types of kiinteistötoimitukset include the establishment of new properties through lohkominen (partitioning of land) or halkominen (division of a jointly owned property). Another important process is kiinnitys (mortgaging), which is used to secure loans with real estate as collateral. Transferring ownership of a property, known as kauppa (sale) or lahja (gift), also involves a kiinteistötoimitus to register the new owner. Additionally, these procedures can involve creating servitudes or easements, defining boundaries, and resolving boundary disputes.

The process generally begins with an application to the Maanmittauslaitos (National Land Survey of Finland).
