Common dynamics include rising rents and property values, renovation of housing stock, the introduction of upscale shops and services, and increased attention from developers and local government. These changes often accompany demographic shifts, such as an increase in higher-income households and changes in age or educational profiles, and can be accelerated by housing and planning policies, transit improvements, and global capital flows.
