ehitis

Ehitis is an Estonian term meaning a building or construction. In everyday usage it refers to a man-made structure that is fixed to land and intended for use by people. Examples include houses, apartment buildings, factories, garages, bridges, and other facilities. The word is widely used in Estonia’s real estate, planning, and construction vocabulary and is a basic category in official records of built objects.

In public administration, ehitis is the unit recorded in the Ehitisregister, a national register of buildings that forms part of Estonia’s real estate information system. The register collects data about each ehitis, including its location (address and coordinates), ownership or other rights, type and physical characteristics, current use, and the history of construction, alterations, or demolition. The Ehitisregister supports property transactions, urban planning, taxation, energy certification, and other public services. Data are maintained by the state authorities responsible for land and real estate records and are accessible through national e-services, subject to privacy and security rules.

The concept encompasses a wide range of structures, from single-family houses to multi-story residential buildings, commercial facilities, and other fixed constructions. Accurate ehitis data facilitate alignment of property rights, planning decisions, and building histories across administrative systems, contributing to transparency in real estate markets and public governance.
