Bostadsrättsinnehav is a Swedish term referring to the right of occupancy and use of a dwelling that is part of a housing cooperative, known as a bostadsrättsförening. It is not direct ownership of the property itself, but rather ownership of a share in the cooperative that grants the right to live in a specific apartment.

The holder of a bostadsrätt, or bostadsrättsinnehavare, pays a monthly fee, or avgift, to the housing cooperative. This fee covers the costs of operating and maintaining the building, including repairs, insurance, and often heating and water. The cooperative is owned by its members, and decisions regarding the building are typically made by a board elected by the members.

Bostadsrättsinnehav differs from renting in that the resident has a greater degree of control and responsibility. They can often renovate their apartment within certain limits and are responsible for their own interior maintenance. Unlike owning a freehold property (äganderätt), the bostadsrättsinnehavare does not own the physical structure of the apartment or the land it sits on. The cooperative itself owns the property.

When selling a bostadsrätt, the seller is essentially selling their share in the cooperative, which includes the right to occupy their specific apartment. The price is determined by market forces, similar to a freehold property sale. There are often rules and regulations within the housing cooperative that may need to be followed during the sale process.
