Zemesgrmata

Zemesgrāmata, also written as Zemesgrmata in the simplified form, refers to Latvia’s public land register of real property rights. It is the official record that documents who owns a parcel of land or a building, what rights others may hold in the property, and which restrictions or encumbrances apply. The register functions as the authoritative source for title to land and for the legal status of real estate in Latvia.

A Zemesgrāmata entry provides details about each land parcel, including the cadastral number, location, size, and a description or plan of the boundaries. It also lists the owners and any co-owners, the nature of their rights, and any encumbrances such as mortgages, easements, prohibitions, obligations, or court decisions affecting the property. Changes to ownership, establishment or termination of rights, and the creation or removal of encumbrances are recorded in the register.

The Zemesgrāmata is maintained by the state’s land administration authority and is part of the national Real Estate Registry. Information from the register is publicly accessible, and parties can obtain official extracts (izraksti) for due diligence in transactions, financing, or legal proceedings. These extracts summarize current ownership, liens, restrictions, and other pertinent rights associated with a parcel.
