Turuleviimise

Turuleviimise is a real estate transaction process in Estonia that allows a property to be transferred to a new owner without the need for a notary public or other formal verification. The process is based on a system of trusts and duties that are inherent in Estonian law.

According to the Estonian Land Reform Act, a property owner can transfer their property to a new owner by recording the transfer in the land register. The new owner must then deliver the transfer to the seller while the transfer is still in effect. If the seller fails to deliver the transfer, the new owner must still record the transfer in the land register.

Turuleviimise was introduced to simplify the transfer of property in Estonia and to reduce the burden of formal verification on sellers. The process is considered less formal than a traditional sale and is often used for family transfers or gifts of property. However, it is not intended for commercial transactions or other formal sales.

For turuleviimise to be valid, the buyer and seller must be of sound mind and have the required authority to enter into a contract. The buyer must also have a legitimate interest in the property and must intend to use it as their property.

The process of turuleimise does not require the involvement of a notary public, certified translator, or lawyer. However, it is still very important that the transfer is done correctly and in accordance with Estonian law.
