Schlüsselfertig, literally “key-ready”, is a German term used in the construction and real‑estate sectors to describe a building or renovation project that is completed and handed over to the client ready for immediate occupancy. The concept is comparable to the English “turnkey” or “ready‑to‑move‑in” standard. In a schlüsselfertig contract the contractor assumes responsibility for all phases of the work, from planning and permitting through structural work, installation of utilities, interior finishing and, in many cases, furnishing. The client typically receives the property with all necessary services connected, final inspections passed and a complete set of documentation, such as building permits, warranties and operating manuals.

The schlüsselfertig model is popular for residential houses, apartment complexes and commercial premises, as it reduces the client’s involvement in day‑to‑day coordination and minimizes the risk of delays caused by multiple subcontractors. Pricing is usually a lump‑sum or fixed‑price agreement, which can simplify budgeting but requires detailed specifications to avoid later change orders. In German law the contractor must meet the standards defined in the contract and is liable for defects discovered within the warranty period, generally two years for residential buildings.

Critics note that the fixed‑price nature may limit flexibility for design changes, and that the quality of finishes depends heavily on the contractor’s reputation. Nevertheless, schlüsselfertig remains a widely used delivery method for efficient, predictable construction outcomes.
