Rakennusvalmiiksi

Rakennusvalmiiksi is a Finnish term used in construction and real estate to describe a stage in a project when the building or a part of it has progressed to a state where it is ready for use or occupancy, as defined by the contract and applicable regulations.

It typically covers the completion of essential structural work and technical systems (such as electrical, plumbing, heating and ventilation), the building envelope (roof, walls, windows, doors), and basic interior arrangements needed for safe use. The scope is defined by the project plans, tender documents or a specific handover agreement, and minor finishing tasks (such as decorative painting, floor coverings, landscaping) may still be outstanding.

Achieving rakennusvalmiiksi usually marks a handover moment from contractor to client or developer to purchaser. It can affect responsibility for remaining works, risk transfer, and payment milestones, in line with the contract. It does not by itself grant permission to occupy the building; a separate use or occupancy permit (käyttöönottolupa) from the local authorities is typically required before the building can be legally inhabited.

In contractual practice, rakennusvalmiiksi is a recognized milestone in both residential and commercial projects and is followed by finalization of any outstanding items and warranty periods for latent defects, according to the applicable law and contract terms.
