Päävuokralaisten

Päävuokralaisten refers to the primary tenants in a sub-tenancy agreement. When an individual or entity sublets a property they are renting, they become the main tenant in relation to the subtenant. This primary tenant, or päävuokralainen, holds the original lease agreement with the property owner and is responsible for fulfilling its terms.

The relationship between the main tenant and the subtenant is governed by a sublease agreement. This contract outlines the terms of occupancy for the subtenant, including rent payments, duration of the tenancy, and any specific rules or restrictions. The main tenant acts as an intermediary between the property owner and the subtenant.

Crucially, the main tenant remains ultimately responsible to the property owner for the entire property, even the portion sublet. This means that any damage caused by the subtenant, or any unpaid rent by the subtenant, can still lead to consequences for the main tenant, potentially impacting their original lease agreement.

The concept of päävuokralainen is important in understanding rental law and tenant responsibilities, particularly in situations where properties are further rented out to others. It clarifies the hierarchy of responsibility within multi-layered tenancy arrangements.
