Kauppakirjalla

Kauppakirjalla refers to a sales deed or written agreement that records the terms of a sale and is used to transfer rights, typically ownership, from seller to buyer. In Finnish real estate transactions, the kauppakirja is the primary instrument documenting the sale, although ownership is not considered transferred until the deed is registered in the appropriate national registers and entered into the title register. The deed is usually prepared by a real estate professional or lawyer and signed by both parties, sometimes in the presence of witnesses or a notary depending on the circumstances.

A kauppakirja typically includes: the identities of the seller and buyer; a description and identification of the sold property (such as land parcel and cadastral information); the purchase price and payment terms; the date of transfer of possession; any conditions precedent or post-closing obligations; disclosures or warranties; encumbrances or mortgages; and the signatures and date. It may also specify who pays taxes related to the transaction.

For movable property, such as vehicles, a kauppakirja is still used to document the transfer of ownership, but registration with the relevant authorities or registries is required to finalize ownership change. The term is commonly used in Finnish real estate, vehicle trades, and other sales to indicate that the transfer of rights is effected through a formal sale deed rather than by informal handover.
