Bérlése

Bérlése is the act of leasing or renting an asset from a bérbeadó (lessor) to a bérlő (tenant) for a defined period and for a price. It covers a broad range of arrangements, from real estate and vehicles to equipment and other movable goods. The essential parties are the bérbeadó and the bérlő, and the relationship is typically formalized by a bérleti szerződés (lease agreement) that states the object, term, rent, payment terms, and conditions of use, maintenance, and return. The contract may also address deposits (kaució) and rules on subletting or assignment.

Legal framework: In Hungary, standard lease contracts are governed by the Civil Code, with sector-specific rules for real property and for agricultural use (haszonbérlet). Leases can be for a fixed term or open-ended, with termination subject to notice or mutual agreement. The lessor generally must provide the asset in usable condition and maintain its essential features, while the lessee must pay rent on time, use the asset as agreed, keep it in good condition, and return it at the end of the term.

Uses and implications: Bérlése is common in housing and commercial premises, but also widely used for equipment leasing and agricultural arrangements. It offers flexibility and liquidity advantages for the lessee and an income stream for the lessor, with risk allocation defined in the contract. End-of-term options include renewal, extension, return, or renegotiation of terms.
