Asumisoikeusmaksu

Asumisoikeusmaksu is the monthly fee charged by a housing company to the holder of an asumisoikeus, a form of long-term residential right in Finland. The asumisoikeus gives the occupant the right to reside in a dwelling owned by the housing company (asunto-osakeyhtiö) for an extended period, and the right can be transferred when the property is sold. The asumisoikeusmaksu covers the operating and financing costs related to the building.

The amount is determined by the housing company’s board and is based on factors such as the outstanding loans used to finance the building, projected maintenance and major repair needs, and the reserve fund for future capital projects. The fee is typically reviewed at least annually and can change in response to changes in debt, maintenance plans, or other costs. It is separate from the one-time purchase price of the asumisoikeus itself.

As a financial obligation, the asumisoikeusmaksu must be paid by the holder to the housing company. Non-payment can trigger collection measures defined by the company’s rules and applicable law. When the asumisoikeus is sold, the buyer assumes the existing and future payment obligations, while the seller transfers the right to occupy.
