Asumisesä

Asumisesä is a Finnish term that translates to "housing company" or "residential association." It refers to a legal entity in Finland that owns and manages an apartment building or a group of houses. The primary purpose of an asumisesä is to provide its shareholders, who are typically the residents of the apartments, with the right to use a specific dwelling. This right is usually granted in exchange for a capital contribution when the apartment is purchased.

Shareholders in an asumisesä have obligations, including paying monthly housing company fees, also known as "vastike" or "yhtiövastike." These fees cover the maintenance, repairs, and general running costs of the building, such as property taxes, insurance, and heating. Decisions concerning the management of the building, including major renovations or changes to the company's rules, are made at the annual general meeting (yhtiökokous) where shareholders have voting rights based on their share ownership.
