Állapotjegyzék, often translated as "inventory of condition" or "condition report," is a document used primarily in property transactions, particularly in real estate. Its purpose is to meticulously record the existing state of a property at a specific point in time, usually before a tenant moves in or a sale is finalized. This detailed record serves as a neutral baseline, preventing disputes by clearly outlining any pre-existing damages, wear and tear, or specific features of the property.

The document typically includes a comprehensive description of each room, noting the condition of walls, floors, ceilings, windows, doors, and fixtures. It may also detail the state of appliances, plumbing, electrical systems, and any included furnishings. Photographs are often appended to the állapotjegyzék to provide visual evidence supporting the written descriptions. Both the landlord/seller and the tenant/buyer are expected to review and sign the állapotjegyzék, signifying their agreement on the property's condition.
