REITt stands for Real Estate Investment Trust. It is a company that owns, operates, or finances income-generating real estate. REITs are modeled after mutual funds, and this analogy is often used to explain their function. Just as mutual funds give investors access to diversified portfolios of stocks and bonds, REITs provide investors with an opportunity to invest in a portfolio of large-scale real estate assets.

To qualify as a REIT, a company must meet several requirements set by the IRS. These include investing at least 75% of its total assets in real estate, deriving at least 75% of its gross income from rents, interest on mortgages, or from the sale of real estate, and distributing at least 90% of its taxable income to shareholders annually in the form of dividends.

There are several types of REITs. Equity REITs make money primarily from collecting rent. Mortgage REITs make money from the interest on financing real estate. Hybrid REITs combine the strategies of both equity and mortgage REITs. REITs can specialize in various property types, such as apartments, shopping malls, office buildings, hotels, warehouses, and more.

Investing in REITs offers several advantages. They provide liquidity, as they are typically traded on major stock exchanges. They can offer diversification to an investment portfolio, as real estate often behaves differently than stocks and bonds. Additionally, the requirement to distribute a large portion of their income as dividends can make REITs an attractive option for income-seeking investors. However, like any investment, REITs also carry risks, including market fluctuations and interest rate sensitivity.
