Hyödyntämisoikeus, meaning "right of utilization" or "usufructuary right" in English, is a legal concept primarily found in Finnish law. It refers to a right to use and derive benefit from another person's property without owning it. This right is typically granted by the owner and can be established through a contract, will, or other legal means. The holder of the hyödyntämisoikeus, known as the usufructuary, has the right to possess, use, and enjoy the fruits or profits generated by the property. However, this right does not include the right to dispose of the property itself, meaning they cannot sell, mortgage, or otherwise transfer ownership.

The scope and duration of a hyödyntämisoikeus are usually defined by the agreement that establishes it. It can be granted for a specific period, for the lifetime of the usufructuary, or even indefinitely in some cases. Common examples include the right to live in a property owned by someone else, the right to farm land owned by another, or the right to collect rent from a building. The usufructuary is generally responsible for maintaining the property and using it in a reasonable manner, so as not to diminish its value. Upon the termination of the right, the property reverts to the full possession and control of the owner.
