When a property is described as "alivuokraettava," it means that the tenant has the right to sublet the entire or part of the rented premises to another party. This right is not automatic and must typically be explicitly granted in the original lease agreement or by the landlord's consent.

The original tenant, who is subletting, remains responsible to the landlord for the rent and the condition of the property, even after the subletting arrangement has been made. The subtenant's rights and obligations are primarily defined by the sublease agreement between the original tenant and the subtenant. The landlord has the right to approve or reject potential subtenants, depending on the terms of the original lease.

There are specific regulations in Finnish law, particularly the Laki asunnon vuokrauksesta (Act on Residential Leases), that govern subletting. These regulations aim to protect both the original tenant and the subtenant, as well as the landlord's interests.
