Vollgeschossen

Vollgeschoss (plural: Vollgeschosse) is a term used in German architecture and urban planning to describe a full, regularly shaped floor of a building that spans the entire horizontal footprint. It is used to distinguish a complete storey from partial or attic-influenced levels such as Dachgeschoss or Halbgeschoss.

Definition and characteristics: A Vollgeschoss typically has a uniform floor-to-ceiling height throughout the entire floor and occupancy area bounded by exterior walls. The floor area counts as one full storey in height calculations, zoning, and floor area ratio (FAR) determinations. It is not constrained by roof-related irregularities or sloped ceilings that are common in roof spaces.

Height and regulatory aspects: The precise definition and thresholds for what qualifies as a Vollgeschoss vary by jurisdiction. Commonly, a minimum clear height around 2.0 to 2.3 meters is required, and the floor must occupy a full footprint without substantial cutbacks or mezzanines. If a level has reduced height due to roof geometry, or only partially fills the footprint, it may be classified as Dachgeschoss or Halbgeschoss rather than a Vollgeschoss.

Planning implications: The number of Vollgeschosse in a building influences allowed building height, floor area, and sometimes occupancy rules. Some regulations also treat certain attic spaces with sufficient headroom as Vollgeschosse, while others exclude them from count.

Etymology and use: The term derives from Voll (full) and Geschoss (storey or floor). It is a standard concept in German-speaking planning and construction, aiding uniform communication about a building’s vertical structure and compliance with regulations.
